Questions
Many lenders prefer a 20% deposit so you avoid lenders mortgage insurance (LMI). Some will lend with a smaller deposit, usually with LMI, and eligible buyers may be able to use a government scheme.
The right amount depends on the lender and your circumstances. We will compare the options with you.
In most cases you do not pay us a fee, because the lender pays us a commission when your loan settles. Our Credit Guide explains how we are paid, and we will tell you upfront if any fee applies.
Pre-approval (also called conditional approval) is a lender's indication of how much it may lend you before you have found a property. It allows you to make offers with confidence, but it is not a guarantee. Final approval depends on the property, a valuation and the lender's assessment.
Fixed rates provide certainty on repayments for a set period, but often limit extra repayments and can carry break costs if you exit early. Variable rates move with the market and usually offer more flexibility. Many borrowers split their loan between the two. We will explain how each option applies to you.
Timeframes vary between lenders and depend on the completeness of your documents. Having the items on the checklist ready is the best way to avoid delays. We will confirm an expected timeline once your lender is selected.
